Select the image that most closely reflects the general shape of the home you plan to build.

When it comes to designing your home, a critical decision is the general home’s shape. The most cost-effective home to build is in the shape of either a square or a rectangle. Many people, however, prefer the design & style flexibility afforded by an L-shaped, H-shaped, U-shaped T-shaped or irregular-shaped home.

As always there are trade-offs. A home’s shape is one of the single largest factors in the structural cost. The more basic & simple the shape, the more economical the home is to build. And, you guessed it, the more involved & complicated the shape, the more expensive the home is to build.

Click on the image that best reflects the general shape of the home you plan to build.

A square- or rectangular-shaped design.
All living area within a square- or rectangular-shaped design; simple roof.
An L-shaped design.
Main living area plus a single wing , forming a L-shaped design; 2 – 4 roof planes.
A U- or T-shaped design.
Main living area plus two wings, forming a T-shaped or U-shaped design; 5 – 8 roof planes.
A more irregular-shaped design.
Main living area plus multiple wings arranged into a more irregular-shaped design; complex roof.

Production
  • Existing home; house design from stock plan in neighborhood where same plan with minor variations has been built frequently.
  • No finish choices unless house purchased prior to completion; then, choices are limited to purely decorative ones.
  • Large economies of scale since house has been built multiple times, so homes are very cost-effective.
Semi-custom
  • House design based on stock plan; some layout tweaks to the plan are allowed – typical design duration is 1 – 2 months.
  • Finish choices are limited to a defined handful of options per finish category.
  • Limited interaction with & time involvement from builder.
  • Economies of scale since house has been built multiple times, so cost is typically lower.
  • Timeframe to build is highly predictable since variation of home plan has been built multiple times.
Custom
  • One-on-one with builder to choose lot, develop custom plan & select nearly every finish detail.
  • Plan & design are unique, one-of-a-kind – start from blank canvas; typical design duration of 4+ months.
  • Craftsmen with the skill to build a high-quality, unique product employed.
  • Nearly unlimited choices for each of the home’s finishes.
  • Changes allowed at virtually any stage.
  • Since design has never been built before, higher cost.
  • Typically longer build duration due to level of customization and complexity.

Which level best represents the quality you want “behind the walls” of your home?

Building Science is…

“…the study of how all systems of a structure function together to optimize building performance and prevent building failure. This includes the detailed analysis of energy and moisture flows, building materials, building envelopes and mechanical systems.”

So, what is behind the walls (and floors and ceilings) DOES matter. This includes things like your foundation, ground water management, lumber, framing practices, mechanical systems, insulation, etc. Ask your contractor about what they do to ensure quality and value in each of these areas.

Which level best represents the heating & cooling characteristics you want for your home?

Efficiency is measured as an AFUE rating for heating equipment and as a SEER rating for cooling equipment.

AFUE is a measure of how efficient the heater is at converting its fuel (gas, electrcity, etc.) to heat and is expressed as a percentage, up to 100% — the higher the better.

SEER measures cooling capacity relative to electricty used. Currently 13 SEER is the lowest residential efficiency, up to 25 SEER on the high end.

Which image depicts the likely terrain where your home will sit?

Generally a lot that has some elevation change away from where your home will sit is desired. This allows water to drain out and away from your home.

You also want to match lot terrain with your desired house design. For example, if you desire a walk-out basement, choosing a flat lot will require additional excavation and retaining walls to achieve a walk-out as opposed to choosing a lot that has appropriate elevation change to allow the walk-out to naturally occur.

Steep or heavily terrained lots make building more challenging, and thus more expensive, but can result in a spectacular, unique outcome.
